130 Fenchurch Street

Aviva and CO-RE plan a 31-storey office tower at 130 Fenchurch Street in the City of London, replacing Fountain House.[1]

Current position

The City’s planning committee unanimously resolved to approve the plans on 30 September 2025. The published programme schedules demolition for 2026 and targets completion of the new tower in 2030.

Workspace and public space

  • The building would provide 57,491 m² of offices, designed to accommodate about 3,610 workers, with 300 m² of ground-floor public uses and a free-to-visit garden terrace on the 20th floor.
  • The development includes the first stage of a pedestrian route connecting Fenchurch Street with Leadenhall Market, Cullum Street and the Lime Street Estate.
