85 Gracechurch Street

85 Gracechurch Street is an office tower planned beside Leadenhall Market in the City of London, with public spaces displaying remains of Roman London’s first basilica.[1][2]

Current position

The scheme has a planning resolution in its favour. Woods Bagot’s March 2026 update plans construction from 2027 and completion in 2030.

Benefits

  • The architect describes 35,000 m² of office space on a gross internal area basis, planted terraces and a new pedestrian connection from Gracechurch Street to Lime Street Passage.
  • Public facilities include a ground-floor hall, a heritage garden and an archaeology exhibition, with a glass-floored event room above the basilica remains.
