Canada Water Masterplan

Canada Water is a 53-acre regeneration project around Canada Dock in Southwark, bringing homes, workplaces, shops, leisure facilities and public spaces to former retail and industrial land. British Land and AustralianSuper completed the first phase in 2026; the wider approved masterplan allows up to 4,184 homes.[1][2]

Current position

In October 2026, reports said British Land was deferring the next phase until market conditions improved. The partners had not announced a revised start date. The earlier expectation of further construction from 2027 is therefore uncertain.

Benefits

  • The completed first phase includes 265 homes, the Paper Yard, Dock Shed and Three Deal Porters workspaces, a leisure centre and improvements to Canada Dock and surrounding streets.
  • The masterplan also provides for up to 2.5 million square feet of workspace, around one million square feet of retail, leisure and cultural space, a public park and 16 new streets.
